Hey neighbor, your photographer spoke with tenured wisdom T.H.E. Agency is the only legitimate agency in your market... I've collaborated with dozens of their talent all of which are stellar...

Note: they want to see imagery that is not retouched...
Think Polaroid here...

An example of what is required (full length swimwear)
For females little are no makeup or hair styling...
Zero retouching... they want to see what you actually look like...

Images done on an overcast day (no shadows) work best...
And against a plain white wall...

As for talent?  Physical criteria will get you a look/see...   
While a positive charismatic personality will likely get you signed...
